University Parkway is the county line east of US 301. The north side, including Palm Aire, Whitfield, Mote Ranch, The Trails, and University Park, is Manatee County. The south side, including Longwood Run, Cooper Creek, and Lakeridge Falls, is Sarasota County. It is confirmed from your address when you book.

Do I need a permit to rescreen?

Mesh-only rescreens inside an unchanged frame normally do not, in either county. Structural frame work and new screen walls do. The contractor handles the permit when one applies.

Why does my door drag and slam?

Hinges settle, closers lose tension, and latches drift out of line. Many doors only need adjusting; racked or corroded doors are better replaced and hung square. Pool cage doors should self-close and self-latch, opening outward from the pool.

Can you handle a whole condo building or villa association?
