Not every screened room on the parkway is a pool cage. The villa patios of Palm Aire, the under-truss lanais of the newer University Park neighborhoods, and the screened porches of Whitfield Estates all use the same mesh and spline, but the framing hangs off the house, the panels sit low and large, and the door takes most of the wear. If your lanai has stopped being the room you use in the evening, this is the visit.
Bottom panels go first: feet, furniture legs, dogs, and the pressure washer all live at knee height. Door panels are next, since the door flexes every time it swings. Sun-facing walls chalk and go brittle ahead of the shaded ones. A rescreen visit addresses the wear where it is, whether that is every panel on a lanai that has aged evenly or the bottom band, the door, and the west wall on one that has not.

A rescreen is the right moment to fix a door that drags or will not latch, since new mesh in a bad door frame is a short-lived fix. In the deed-restricted communities, like-for-like mesh and color normally needs no approval, and the contractor matches the existing spec by default.
Replacing mesh inside an existing lanai frame generally does not require a permit from Manatee County or Sarasota County. Adding new screen walls to an open lanai does. If you are away May through October, the visit and the work can happen while you are gone, with updates by phone.
